Property Description

​The property is located at the Canal Blvd. and Larch Ave. Interchange.  Hwy 97 parallels the property on the eastern boundary line. Deschutes County Assessors Map:151310B TL#303

 
Property contains an existing Central Oregon Irrigation District easement for the Pilot Butte Canal which bisects the parcel, rendering the westerly side of canal unbuildable due to setbacks.  Canal bridge for ingress and egress accommodates tax lots 303 & 304.
 
.64 Acre (28,018sqft) zoned C-3; Service Commercial. Great visibility and exposure to Hwy 97.  No access to Hwy 97 from the parcel. Net usable area, excluding the canal is approximately 17,500 SF.

A June 2014 appraisal determined the market value to be $56,000  for this property. The State of Oregon will review any reasonable offer but has the right to accept or reject any and all offers.
