Continuing Education Requirements for License Renewal and Reactivation
Broker Renewing Active License
If this is the FIRST TIME you are renewing a broker license, you must:
  • Complete the 27-hour Broker Advanced Practices course and the 3-hour Law and Rule Required Course from Certified Continuing Education Providers.
  • Enter continuing education course information (found on each certificate of attendance) into eLicense.
  • Keep your certificates of attendance for three years after renewal of your license. 
  • Renew your license and pay the renewal fee in eLicense.
  • Meet the continuing education requirements for future active license renewals (see below).

If this is not your first renewal, you must:
 
Broker Renewing Inactive License
If you are renewing an inactive license, you are not required to complete any continuing education.  Prior to activating your license, you must meet the applicable continuing education requirements.
 
Inactive Broker Reactivating License
If you have renewed an active license at least once and completed an Advanced Practices course:
Your license is currently inactive, but you have completed the Advanced Real Estate Practices course and renewed your license on active status at least once. To reactivate your license, you must:
  • Complete the 3-hour Law and Rule Required Course from Certified Continuing Education Providers.
  • Take a minimum of 27 additional hours of continuing education from Certified Continuing Education Providers in required topics in the two years prior to reactivation. 
  • If your license has been inactive for more than two consectutive years, take and pass the Broker Reactivation Examination.
  • Reactivate your license in eLicense, enter your continuing education course information, and pay the appropriate fee.
  • Remind your principal broker to log in to eLicense to associate/transfer you to the real estate business. You are not active until this step is completed.
  • Maintain all certificates of attendance issued to you by Certified Continuing Education Providers for three years after reactivation of license. 
  • Meet the continuing education requirements for future active license renewals. 

If you have never renewed an active license and never completed Advanced Real Estate Practices:
  1. You obtained your very first broker license after June 30, 2002 and it has been inactive the entire time since then; or 
  2. You previously held an Oregon real estate license, but let it expire or otherwise lapse. You then became re-licensed as a broker after June 30, 2002 by meeting the current licensing requirements, but have had an inactive license since then. You have renewed your inactive license at least once.
To reactivate your license, you must:
  • Complete the 27-hour Broker Advanced Practices course and the 3-hour Law and Rule Required Course from Certified Continuing Education Providers.
  • If your license has been inactive for more than two consectutive years, take and pass the Broker Reactivation Examination.
  • Reactivate your license in eLicense, enter your continuing education course information, and pay the appropriate fee.
  • Remind your principal broker to log in to eLicense to associate/transfer you to the real estate business. You are not active until this step is completed.
  • Maintain all certificates of attendance issued to you by Certified Continuing Education Providers for three years after reactivation of license. 
  • Meet the continuing education requirements for future active license renewals. 
 
Principal Broker Renewing Active License
To renew your license, you must: 
 
Principal Broker Renewing Inactive License
If you are renewing an inactive license, you are not required to complete any continuing education.  Prior to activating your license, you must meet the applicable continuing education requirements.
 
Inactive Principal Broker Reactivating License
To reactivate your license, you must:
  • Complete the Board-approved 3-hour Law and Rule Required Course from a Certified Continuing Education Provider
  • Complete a minimum of 27 additional hours of continuing education from Certified Continuing Education Providers in required topics​. (Must be completed within the two years preceding your license reactivation.)
  • If you have been inactive for more than two years, take and pass the Principal Broker Reactivation Examination.
  • Reactivate your license in eLicense, enter your continuing education course information, and pay the appropriate fee.
  • Decide how you will be doing business (​You are not active until this step is completed.):
    • Under a new Registered Business Name - Apply for a Registered Business Name.
    • Under your own licensed name - Apply for a Principal Broker License Name (PBLN).
    • Under another principal broker - ​Remind your principal broker to log in to eLicense to associate/transfer you to the real estate business.
  • Meet the continuing education requirements for future active license renewals.
 
Property Manager Renewing Active License
If this is the FIRST TIME you are renewing a property manager license, you must: 
  • Complete the 27-hour Property Manager Advanced Practices course and the 3-hour Law and Rule Required Course from Certified Continuing Education Providers.
  • Enter continuing education course information (found on each certificate of attendance) into eLicense.
  • Renew your license and pay the renewal fee in eLicense.
  • Keep your certificates of attendance for three years after renewal of your license. 
  • Meet the continuing education requirements for future active license renewals.

 

If you are renewing a property manager license and it is not your first renewal, you must: 

 
Property Manager Renewing Inactive License
If you are renewing an inactive license, you are not required to complete any continuing education prior to renewing.  Prior to activating your license, you must meet the current continuing education requirements.
 
Inactive Property Manager Reactivating License
If you have renewed an active license at least once :
Your license is currently inactive, but you have renewed your license on active status at least once. To reactivate your license, you must:
  • Complete the Board-approved 3-hour Law and Rule Required Course from a Certified Continuing Education Provider
  • Complete a minimum of 27 additional hours of continuing education from Certified Continuing Education Providers within the two years preceding your license reactivation in required topics.
  • If you have been inactive for more than two consecutive years, take and pass the Property Manager Reactivation Examination.
  • Reactivate your license in eLicense, enter your continuing education course information, and pay the appropriate fee.
  • Decide how you will be doing business (You are not active until this step is completed.):
    • Under a new Registered Business Name - Apply for a Registered Business Name.
    • Under your own licensed name - Apply for a Property Manager License Name (PMLN).
    • Under a principal broker or another property manager - ​Remind the principal broker or property manager to log in to eLicense to associate/transfer you to the business.

If you have never renewed an active license:

You have an inactive property manager license and it has NEVER been active. To reactivate your license, you must:

  • Complete the 27-hour Property Manager Advanced Practices course and the 3-hour Law and Rule Required Course from Certified Continuing Education Providers
  • Courses must be completed in the two years prior to reactivation.
  • If you have been inactive for more than two consecutive years, take and pass the Property Manager Reactivation Examination.
  • Reactivate your license in eLicense, enter your continuing education course information, and pay the appropriate fee.
  • Decide how you will be doing business (You are not active until this step is completed.)
    • Under a new Registered Business Name - Apply for a Registered Business Name.
    • Under your own licensed name - Apply for a Property Manager License Name (PMLN).
    • Under a principal broker or another property manager - ​Remind the principal broker or property manager to log in to eLicense to associate/transfer you to the business.
