Stay Current, Stay Active – Continuing Education

Keeping your Oregon real estate license active means staying up-to-date with law and rule changes and industry knowledge. Here's what you need to know about completing the continuing education required to renew your license.

Basic Requirements

All active licensees need 30 hours of continuing education for each license renewal. This applies to brokers, principal brokers, and property managers.

First-Time Renewals

Is this your first time renewing an active license? You'll need to complete specific courses before you can renew:

  • Brokers: 27-hour Broker Advanced Practices (BAP) AND 3-hour Law and Rule Required Course (LARRC)
  • Principal Brokers: 27-hour Principal Broker Advanced Practices (PBAP) AND 3-hour LARRC
  • Property Managers: 27-hour Property Manager Advanced Practices (PMAP) AND 3-hour LARRC

Subsequent Renewals

Renewing after your first active renewal? Your requirements are:

  • 3-hour LARRC (required every renewal)
  • 27 hours from any certified continuing education provider

The same requirements apply if you want to reactivate an inactive license.

Important Note: Only courses completed after your last renewal date will count.

Certificate Requirements

Every course provider must give you a certificate that includes:

  • Your name and license number
  • Course name and provider information (including provider number)
  • Course topic or type (LARRC, Advanced Practices, or other approved topic)
  • Date, time, and duration of the course
  • Instructor name

Keep these certificates for 3 years after renewal. The Agency conducts random audits and may request copies.

Enter Hours in eLicense

Before renewing, you must log your continuing education hours in the eLicense system:

Option 1: Enter hours any time before your renewal month by logging into eLicense and selecting "Add Continuing Education."

Option 2: Enter hours during the online renewal process (starting the 1st day of your renewal month).

Exemptions

You don't need continuing education if:

  • You're renewing an inactive license (but you will need CE before reactivating).
  • The Agency has granted you a waiver due to health issues or circumstances beyond your control (ORS 696.174).

Running Out of Time?

Can't finish your continuing education before your license expires? Don't panic:

Option 1: Renew Inactive

  1. Pay $150 to renew your license in inactive status.
  2. Complete your continuing education at your own pace.
  3. Reactivate for $150 when ready.

Option 2: Let It Expire

  1. Complete your continuing education after expiration
  2. Renew late for $450
Important Note: You cannot conduct any professional real estate activities with an inactive or expired license.
