New Timeshare Sales Agent License

A New Path for Timeshare Sales Professionals

Beginning January 1, 2026, the Oregon Real Estate Agency (OREA) will offer a new license designed specifically for timeshare sales: the Timeshare Sales Agent License. This new license creates a more accessible entry point while maintaining oversight and consumer protection.

Understanding the New License

Previously, anyone selling timeshares in Oregon needed a broker or principal broker license. House Bill 2373 changes that by creating a limited-scope license specifically for the timeshare industry. Timeshare sales agents will only sell or offer to sell timeshares. They won't be able to engage in traditional real estate transactions, property management, or any other professional real estate activities outside their specialized area.

Like real estate brokers, timeshare sales agents must work under the supervision of a managing principal broker. They cannot work independently, nor can they supervise other licensees.

The time as a licensed timeshare sales agent will not count toward the experience needed to be licensed as a principal broker. 

A Streamlined Path

The timeshare sales agent license requires just 14 hours of instruction. This focused curriculum covers three essential areas: 

  • Ethics
  • The laws and rules governing timeshares
  • The principles and practices of timeshare sales

Applicants must be at least 18 years old and pass a timeshare sales agent examination. They'll also undergo a background check, including fingerprinting, just as other real estate licensees do. However, the reduced educational requirement removes a barrier for individuals who want to focus exclusively on timeshare sales.

License Application and Renewal

The fee structure mirrors that of other real estate licenses. The initial application fee is $300, with active license renewals at $300 every two years and inactive renewals at $150. Like other real estate licenses OREA issues, timeshare sales agent licenses expire on the last day of the licensee's birth month.

Timeshare sales agents will need to transfer between registered business names through the same online process that brokers and principal brokers use, and they'll follow similar procedures for inactivating, reactivating, or surrendering their licenses.

Continuing Education

Timeshare sales agents are not subject to any continuing education requirements. 

What Managing Principal Brokers Need to Know

If you supervise timeshare sales agents, they fall under a similar supervisory framework as real estate brokers and principal brokers. Another principal broker can only supervise your timeshare sales agents if you have a written supervisory agreement with that principal broker.

You remain responsible for a timeshare sales agent’s professional activities until either an inactivation application or a transfer to another managing principal broker is processed through eLicense.

Regulatory Authority

Timeshare sales agents are subject to the Real Estate Commissioner's authority to investigate, reprimand, suspend, or revoke licenses based on the grounds outlined in ORS 696.301.
