Operation and Maintenance (O&M) Measures
Building Envelope
  • Replace worn and/or broken weather-stripping and caulking.

  • Replace water damaged insulation

Space Cooling
  • Repair insulation on cooling system pipes.
  • Isolate off-line chillers.
  • Adjust head and suction pressures

  • Adjust controls to stage compressors
  • Reset high/low pressure control differential settings
  • Install locking thermostat covers
  • Calibrate all sensors and gauges
  • Reduce/eliminate simultaneous heating/cooling (check with engineer if this strategy applies to particular buildings
  • Develop load vs. capacity matrix and match load with equipment capacities

  • Remove scale deposits from shell/tubes on water condensers

Space Heating
  • Calibrate all sensors and gauges.
  • Develop load vs. capacity matrix and match load with equipment capacities.

Boiler Issues
  • Tune up boiler by adjusting air-fuel ratio. Isolate off-line boilers.
  • Remove scale deposits, accumulation of sediment and
  • boiler compounds on water side surfaces (especially rear portion of boiler).

  • Repair steam traps.
  • Repair or replace broken or missing insulation on pipes.

Re-wire restrooms' exhaust fans to operate only when lights are on.

  • Set controls to automatically close all outdoor air intake dampers when equipment is shut off and when building is unoccupied.
  • Adjust economizer for proper operation.

  • Repair leaky ductwork

  • Adjust dampers and damper actuators for proper function.
  • Adjust dampers to ensure complete closure.
  • Re-adjust position indicators to accurately indicate damper positions.

Domestic Hot Water
  • Repair/replace pipe insulation.
  • Schedule heater and recirculation pump to operate only during occupancy periods.

  • Calibrate all sensors (e.g., temperature, pressure, CO2) per manufacturer's recommendations.
  • Repair and/or calibrate thermostats.
  • Prevent simultaneous heating and cooling within zones and within school building (Check with engineer if appropriate for particular buildings).
  • Install locking thermostat covers.
  • If BAS/DDC/EMS system exists,
    • Set up warm up cycle (close outside air damper during unoccupied period).
    • Set up discharge air temperature reset.

    • Set up discharge water temperature reset.
    • Set up economizer.
    • Set up optimum start/stop (close outside air damper during unoccupied period).

  • Repair excessive leaks in pneumatic controls

Kitchen Equipment/Systems
  • Adjust defrost cycles
  • Adjust head and suction pressures
  • Replace insulation on suction and liquid lines

Electrical Equipment
  • Install a time clock on electrical equipment (e.g., bus block heaters)

  • DDC training.
  • Pneumatic training.
  • Chiller/refrigeration/heat pump training.
  • Boiler training.Ventilation training.
  • Utility accounting training (w/software).
