What to expect during construction
As your home is being built or repaired, it is important to understand that different types of projects have specific milestones that need to be met. Whether it is a full rebuild, manufactured home replacement, or repairs, each phase of construction follows its own timeline.
- If you are
repairing your home, you will have 180 days to complete your project from the date the Notice to Proceed is issued.
- If you are
rebuilding your stick-built home or
replacing your manufactured home, you have 360 days to complete your project from the date the Notice to Proceed is issued.
- In both cases, your contractor will have 14 days from the date of the Notice to Proceed to apply for any necessary permits.
Stay in touch with your contractor and construction advisor throughout the process. This helps make sure that everything stays on track and you are ready for inspections and approvals at each stage.
Mid-project inspections
At certain project milestones, contractors will request payment by submitting a
draw request (request for payment) to HARP. After a draw request has been submitted, your construction advisor will schedule an on-site inspection
(draw inspection) with you and your contractor to inspect the work completed to date and confirm that payment can be released to the contractor.
You and your contractor must attend these inspections. At the inspection, your construction advisor will confirm:
- Work was completed properly and meets expectations.
- Construction follows all required codes and standards.
- The site is kept clean and well-maintained.
- The property is safe and suitable for living.
If both you and the inspector approve the completed work, the program will pay the contractor directly. You will not receive the payment yourself.
