FirstHome Area Median Income (AMI) Tiers

What is AMI?

Area median income (AMI) helps measure the economic landscape of communities. Updated annually by the U.S. Department of Housing and Urban Development (HUD), AMI is the foundation for the OHCS Flex Lending FirstHome Down Payment Assistance (DPA) product, making homeownership more accessible for Oregonians.

Fannie Mae and Freddie Mac offer easy online tools to check the AMI for your area. The OHCS Flex Lending Team will notify lenders when updates are available.

How AMI tiers work

Your AMI tier determines the type of assistance you qualify for:
  • Tier 1: Income at 80% or less of your county’s AMI = forgivable DPA
  • Tier 2 and Tier 3: Additional DPA options available (see Product Manual for details)

  2. Match your qualifying income (as calculated by your underwriter) to the AMI tier.
