Dear Prospective or New Resident,
[PROJECT NAME] currently participates in an affordable rental housing program. This program limits the amount of rent can increase for households who meet certain income requirements.
The rent affordability restrictions for [PROJECT NAME] are scheduled to end [ENTER DATE OF LATEST AFFORDABILITY RESTRICTION EXPIRATION]. After this date the property owner will no longer be legally required to maintain affordable rent levels or income requirements.
Until [ENTER DATE OF LATEST AFFORDABILITY RESTRICTION EXPIRATION], your rent and eligibility will continue to follow the rules of the affordable housing program. After [ENTER DATE OF LATEST AFFORDABILITY RESTRICTION EXPIRATION], the [PROJECT NAME] enters a three-year “Safe Harbor” period for anyone who is a resident as of that date. The “Safe Harbor” period will protect covered residents from no-cause evictions and from rent increases that exceed 5% per year unless specifically allowed by OHCS policy.
